What drives go through
Driveways here see work trucks, trailers, tractors on rural lots, oil drips from vehicles parked for long stretches, rust from irrigation water and moss creeping in from the edges. Winter rains leave mud and silt; summer brings dust. Over time, concrete darkens, stains and cracks. A coating or sealer restores the look and protects it going forward.
Options
Penetrating sealer
Keeps the natural look and repels water and oil. Best for sound, clean drives.
Tinted sealer
Evens out color differences from patches or staining.
Resurfacing
A thin polymer overlay renews worn, pitted or scaling concrete before coating.
Decorative coating
Textured polyaspartic or acrylic systems in gray, tan or stone colors with grip aggregate.
Our process
We pressure wash, treat oil, rust and organic stains, then clean and fill cracks and joints with flexible sealant. Damaged areas are patched. After drying, we apply the chosen coating with crisp edges along lawns and walks.
Stain removal
Oil soaks deep into concrete. We use degreasers, poultices and enzyme cleaners to draw it out. Orange rust from sprinklers fed by well water responds to specialty cleaners. Some deep stains lighten but do not vanish, which is where a tinted coating helps.
Cracks and joints
Settling soil and seismic movement open cracks. We fill them with flexible material that moves with the slab. Wide or heaved sections may need repair before coating.
Traction
Sloped drives get slick when wet. We add grit to the finish so cars and people keep their footing on damp mornings.

Usually twenty-four to forty-eight hours, depending on the product and weather.
Will it hide all cracks?
Filled cracks may still show slightly, but they are sealed against water.
Do you do gravel or asphalt?
We work on concrete only.

Rural drives and equipment pads
Farm properties often have long concrete aprons in front of barns and shops. These see heavy equipment and spills. A densifier and penetrating sealer are cost-effective protection, with a coated section near the shop door.
Curb appeal before selling
Agents often recommend a clean driveway before listing photos. It is one of the quickest ways to make a home look cared for.
Weather timing
Coatings need a dry window. We watch the forecast closely and reschedule if rain or heavy fog is coming.
Working with sloped and shared drives
Many homes in the hills above the valley have steep driveways, and older neighborhoods sometimes share a drive between two houses. Steep drives need extra grit in the finish and careful timing so the coating does not run before it sets. On shared drives we can coordinate with both owners, work in halves so each household keeps access, and match the finish across the property line. We also mark the curing area with tape and cones so delivery drivers and neighbors stay off until it is ready.
What it costs to wait
Small cracks let rain into the base. In winter that water softens the soil under the slab, and edges begin to sink or crumble. Filling cracks and sealing early costs far less than replacing sections later. If you have noticed widening cracks or pieces breaking off at the edges, an inspection now can save a much bigger repair down the road.
Matching the house
Tinted coatings can complement trim and stucco colors. Warm tan suits older homes, while cool gray suits newer builds. We show samples in daylight at your curb.
