Garage in Watsonville, CA with a gray flake epoxy floor

Floors in a farm valley

This is a working town. Strawberries, raspberries, lettuce and apples grow on the flats and terraces around it, and a lot of the people who live here work in those fields, coolers, packing sheds and trucking yards. That shows up on garage floors. Boots come home caked in clay, pickup beds drip irrigation water, and the garage often doubles as a place to hose off tools, store harvest crates or keep a second refrigerator. Bare concrete soaks all of that up. It stains, it dusts, and after a few wet winters it starts to pit near the door.

A coated floor changes the routine. Mud dries on the surface instead of in the pores, so it sweeps or squeegees away. Fertilizer dust and spilled fuel wipe up. The slab stops shedding the fine gray powder that ends up on everything stored in the garage. The whole space feels cleaner, and it stays that way with very little effort.

Coastal moisture and our approach

Marine air drifts in from the bay most mornings, and in summer the fog can sit over the valley until noon. Slabs here rarely get the long, hot, dry stretch that coatings in inland towns enjoy. Many older homes also sit on low ground near the sloughs, where groundwater is close to the surface. Moisture moving up through concrete is the number one reason coatings blister and peel.

So we test before we quote. A moisture meter reading and, when needed, a calcium chloride test tell us how much vapor the slab gives off. If it is high, we use a moisture-mitigating primer designed to lock that vapor down before any color goes on. It adds a step, but it is the step that keeps a floor attached for years instead of months. We also watch dew point on install day, because coating a slab that is colder than the air invites a hazy, weak bond.

Homes and buildings across town

Housing here ranges widely. Near the plaza there are Victorians and craftsman bungalows with detached garages that were built for a Model T, often with rough, uneven slabs. Postwar ranch neighborhoods have one- and two-car attached garages with slabs that have settled and cracked over seventy years. Newer subdivisions on the edges of town have smooth, hard-troweled slabs that look perfect but need serious grinding before anything will stick. Out on the rural roads there are farmhouses with pole barns, equipment sheds and shops with thick, heavily used concrete.

Each one gets a plan that fits it. An old detached garage may need leveling and crack work first. A new home may only need grinding and a fast one-day system. A farm shop may need a thick, chemical-resistant floor that can handle a tractor and a parts washer.

What a project looks like

It begins with a free visit. We measure, test moisture, check for old paint or sealer and ask how you use the space. You get a written estimate listing each step, the products and the number of days on site.

On install day we tape and cover walls, cabinets and the water heater, then diamond grind the slab with vacuum dust control. Cracks and spalls are filled and ground flush. Primer, base coat, decorative layer and topcoat follow in order. Before we leave we walk the floor with you and hand over care notes on walking, storing items and parking.

Our services

Garage floors

Most calls are for garage floor epoxy. Families who track in mud tend to like an epoxy flake floor because the chips hide dirt between cleanings. A polyaspartic floor coating cures fast and can usually be finished in a single day.

Interior and decorative work

Metallic epoxy flooring gives bonus rooms, studios and salons a striking look. Polished concrete suits converted garages, lofts and retail spaces. We also pour epoxy countertops over old laminate or tile.

Commercial floors

Packing houses, coolers, auto shops, taquerias, clinics and hangars use our commercial epoxy flooring, scheduled around shifts and harvest season.

Outdoor concrete and repairs

Concrete sealing protects patios, walks and pool decks from moss and mildew. Driveway coating brightens stained drives. Epoxy floor repair fixes peeling, chipped or blistered floors.

Harvest season scheduling

From spring into fall, many households and businesses here run on harvest hours. Early starts, long days and weekend shifts make it hard to clear out a garage or close a shop. We plan around that. Residential jobs can be split so the garage is emptied once, and fast-cure systems mean a car can usually park the next day. Commercial work in coolers and sheds is often best done in late fall and winter, when the volume drops, and we book those months well ahead.

Mildew, moss and shade

Cool, damp air and big shade trees mean moss and mildew grow on north-facing patios, walkways and the edges of driveways. Bare concrete holds moisture and gives them a foothold. A penetrating sealer or a coating with a textured topcoat sheds water and makes it far harder for green growth to take hold. We clean and treat the surface before sealing so the problem does not simply get locked in underneath.

Questions we hear often

Will a coating stick to a damp slab?

Yes, when we test first and use a moisture-blocking primer where readings call for it.

How long does a garage take?

Polyaspartic systems are often done in one day. Epoxy systems usually take two to three days with cure time.

Can you coat a farm shop or barn floor?

Yes. We build thicker systems for heavy equipment, fuel and chemicals.

Will it be slippery when wet?

We add grip aggregate to the topcoat so wet boots and tires keep traction.

Earthquake country

Older residents remember how hard the 1989 quake hit downtown. Many slabs in town carry hairline cracks from that shaking and the smaller quakes since. Most are stable and harmless, but they telegraph through thin coatings and collect dirt. We route stable cracks and fill them with rigid epoxy, and we use flexible polyurea in joints that still move, so the finished floor looks continuous without fighting the building.

Flood recovery

Low-lying neighborhoods and nearby farm properties have dealt with river and creek flooding more than once. After water recedes, garage slabs are left with silt, staining and sometimes failing old coatings. We clean, dry, test and rebuild these floors, and owners who have been through a flood often choose a seamless coating with a cove base so the next cleanup is a matter of hosing and squeegeeing rather than scrubbing raw concrete.

Hangars and airport businesses

Our shop sits near the municipal airport, and hangar floors are a natural part of our work. Pilots and maintenance shops want bright floors that reflect light under wings, resist hydraulic fluid and jet fuel, and make a dropped washer easy to spot. A light gray epoxy with a chemical-resistant urethane top does all of that and cleans with a mop.
